The New Bern-Edenton Neighborhood Conservation Overlay District (NCOD) is at risk, thanks to a recommendation by the Planning Commission to change the text regarding lot size. Oakwood boundaries are within this NCOD, and such a change could set precedent of developers undoing protections afforded to the historic districts. NCODs are thoughtfully put in place with a lot of time, effort, research and energy, with the intent to protect against this very type of activity.
